In the exclusive Sea Club luxury holiday homes on the island of Sandhamn, everything has been carefully selected, down to the smallest screw on the floor.

Architect Thomas Sandell’s vision is a seaside residence that is both state-of-the-art, yet at the same time, looks like it has been there for a long time. Every material has been careful considered and chosen for the project, including the use of Posi-Joist.

Svenska Husgruppen, the contractor, has a wealth of experience in building high-quality and sustainable premium family homes.

“We have built over 15,000 homes and holiday homes during our 60 years as a building contractor. Sea Club is unique because of its location in the outer archipelago of Stockholm. Managing the logistics was a challenge because there is no bridge or car ferry to Sandhamn, so all materials are shipped by sea. These are the kind of challenges that make our job fun and exciting” says Peter Lysen, contract manager at Svenska Husgruppen.

The team planned the project meticulously in advance, to ensure sustainable production that met the client’s requirements. Every single detail was important, from the smallest screws to the flooring and frames. Finding space for advanced instillations in limited space was also a key part of the project.

“We have had our eyes on Posi-Joist for several years because we wanted to be able to run fibre, ventilation, water, electricity, and heating pipes completely without drilling. Now we have finally taken that step, and we are really pleased with the results so far.”

One of the benefits has been the ability to fit all required instillations in a discreet way.

“With the small units, and the careful architectural design, it’s important to hide anything that shouldn’t be seen. Posi-Joist has enabled millimetre precision in the design and provided opportunities to hide ducts and pipes in an elegant way.” says Anders.

Posi-Joist is manufactured by Granholmens träteknik in Piteå. The joists were delivered in cassette form, aiding in the logistical challenges of materials reaching the island.

“The combination of steel and wood, as well as the design, provides properties with great benefits. The joists have excellent sound insulation, and the floor joists have really good strength” says Peter Lysen.

Svenska Husgruppen develops premium houses and mansions under the Faluhus and Forsgrens Timmerhus brands and will continue in that sector.

“We can definitely envision using Posi-Joist again, especially with the possibilities for installations and the strength of the floor joist. It impresses both us, and our customer” concludes Anders Herrdin.
